Investors have a direct link with the rental market. When a large number of individuals invest in a city, there is more absorption of the supply and more options available for the tenant to choose from in terms of location preference, type of property, and the competitiveness of the rentals offered. The trend is to opt for ready-to-occupy residential and commercial buildings in today’s market situation. Subletting has also emerged as an option in commercial spaces.
There are two types of investors – those who look at investment only for the appreciation factor and those who invest, keeping in mind the rental revenue that can be generated, apart from the appreciation quotient. The second category comprises of investors who own more than two units of residential property and are now looking at an investment that holds potential in terms of rental value.
Some investors never invest in the outskirts and only invest in the Central Business District (CBD) in a bid to earn higher rental revenue. They are mostly interested in readyto-move-in properties so that they can encash their returns without any waiting period.
Rental returns are better from com mercial property, with a gross return of eight to 12 percent. Many people sell property and invest in another residential property to avoid capital gains.” Local investors, investors from other cities, and NRIs often find this an interesting proposition.
Location is of utmost importance – proximity to the city centre and allied services. In the outskirts, connectivity and access to facilities, and social infrastructure hold the key. Apart from this, the age of the building, quality of construction, and the returns on investment expected, are other factors. In terms of the rate of returns, commercial property garners up to 12 percent while the returns on residential property is five to six percent. Increase in rentals depends on the market conditions, and the demand and supply equation.
